Charming country house with large garden north of Cluny

A spacious 3 bedroom and 2 bathroom home offering comfortable accommodation for a family, with a 2000 m2 garden and open rural views. Suitable either as a holiday home or as a main residence, it is situated in the heart of southern Burgundy, 20 minutes’ drive from Cluny and Montceau les Mines.
The house was renovated about 15 years ago whilst keeping much of its original character, and has been maintained in good condition. Whilst perfectly habitable, it would benefit from some finishing touches.
Centrally located in southern Burgundy, the property is in the commune of Saint Martin la Patrouille, about 5 minutes’ drive from Joncy which has local shops and services, and 12 minutes’ drive from Saint Bonnet de Joux with its modern supermarket.
The house is normally entered by the spacious fitted kitchen, with room for a breakfast table. To one side is a bedroom and to the other is the cosy salon with fireplace. This leads to the dining room and an office, currently used as a child’s bedroom.
Upstairs a landing leads to the 2 main bedrooms, one of which has a private shower room, and a separate large bathroom.
The house is centrally heated by the wood-burning stove in the living room and the windows are mostly double glazed.
